Preformed ac tune up on a Goodman and a Armstrong system the upstairs unit Primary pan has a lot of rust and debris in it that was causing a clog in the primary drain line I cleared primary drain line system is draining properly pan still has a lot of rust the blower motor is leaking oil also system has no flood prevention switch or hard start kit downstairs unit blower motor is leaking oil the run capacitor is under the 10% tolerance system has no hard start Kit both systems are operational at this time
Signed up on Superhero club membership for all three systems. Found downstairs system was low on refrigerant, added 6.5 lbs of 410a refrigerant to get to proper level and is now cooling. Inspect for leaks but none were detected at this time, injected dye into system to reschedule in two weeks to search for leaks. Upstairs and Guest house systems are both within manufacturers spec and all three systems are operating properly. Power protection on all three systems and Hard start kit on downstairs and guest house system to help reduce compressor startup amps draw are recommended.
Performed diagnostic on Trane package unit. Found system low on refrigerant. Added 2.5 lbs of R22 refrigerant. System most likely has a leak. Recommend exploring replacement options due to systems age at 24 years old, R22 refrigerant and repair costs.
Found weak dual capacitor and loose connection on breaker. Replaced a dual capacitor and tighten electrical connection on breaker.
Performed diagnostic on downstairs split Armstrong unit. Found that capacitor was bad. Replaced it and the contactor. Returning on the third to do maintenance on both systems.
Cleaned evaporator coil. Checked temp split and got 20 degrees. System is operational at this time.
Went through system again and found that zone dampers for downstairs were set to stay open at almost 50%. More airflow going through downstairs zones than upstairs. Closed them off to 10% and has better airflow upstairs but condenser is short cycling due to temperature sensor in supply plenum. system was never meant to be zoned like it is. The 3 zones are way to small for 4 ton system single stage. Would need to replace system to have it run properly.
Performed annual AC inspection and tune up on Trane package unit. System is operating properly at this time.
Found dirty evaporator coil on York split system. Recommend coil cleaning. Homeowner will contact us if wanting us to perform cleaning.
Looked through system on 11 year old Goodman split system. Could find no signs of why it leaked. System was low on refrigerant. Had to add 2.7 lbs of 410A. That may have caused evaporator coil to freeze up and then leak water through out system when it thawed. Coil and blower clean. Condensate clear. Add dye as a courtesy.
